With the numerous amounts of homes available, how do you ensure yours gets noticed, moves to the front of the line, and gets sold. Of course pricing, or positioning, is the Number One factor. Make sure your Realtor understands the market, the current absorption rate in your area, and can help you make the decision on where to position your home.

Using Competitive Price Lines, which are graphical representations of market activity, gives sellers critical information on how to price their homes to meet their unique goals. A second critical factor is to ensure your home is in showcase condition in terms of décor and maintenance. Insist your Realtor make a professional home stager available to provide feedback on maximizing the appeal of your home. Be prepared, as this frequently includes de-personalizing your home by removing pictures, momentos and such so potential buyers can envision themselves living in your home. Also have a home inspector go over your home, just as a buyer would have done. Consider having the furnace and roof inspected and certified. The costs are minimal and many Realtors will include it as a free service to their sellers.

Being proactive in making minor repairs and knowing any other potential issues will put you in a stronger negotiating position and ultimately help your home sell quicker and for top dollar.
